Who we are
Trustfirst Title Solutions is a division of Trustfirst Properties, LLC, a Texas limited liability company based in Houston. We research and purchase residential property that is locked up by a title problem.
Most property doesn't need us. A clean title with a living owner sells through an agent in the normal way, and that owner should use one. We work at the other end of the market: the properties where the owner died and the estate was never probated, where the deed names people who cannot be found, where a chain of title has a gap in it, or where a tax bill has been growing for years on something nobody has the authority to sell.
What we actually do
Two things, in this order.
First, we research. We pull deeds, probate filings, tax records, and death records, and we reconstruct who owns what. This is genuine work and it is the part most buyers refuse to do — it's why a property can sit for a decade with nobody willing to touch it. We do this at our own expense before we ever discuss price.
Second, we buy. When the research shows a property we can take on, we make an offer to purchase it, or to purchase an individual heir's interest in it, as-is and in cash. We then carry the cost and the risk of clearing the defect ourselves, and we resell the property once it's clear.
We are the buyer. We are not working for you.
We don't clear title as a service you hire us for, and we don't list property. Our curative expertise is how we're able to buy things other people can't — it isn't something we sell to the person we're buying from. Our interest in any transaction is our own, and you should always feel free to have an offer from us reviewed by your own attorney before you sign it.
What we are not
- We are not a title insurance company or a title insurance agent. We do not issue title policies, we do not underwrite title risk for anyone, and we are not licensed by the Texas Department of Insurance.
- We are not an escrow, closing, or settlement agent. Closings on our purchases are handled by a licensed title company or attorney.
- We are not a law firm and we do not give legal advice. We are not your attorney.
- We are not a real estate brokerage and we do not represent sellers or buyers in transactions.
- We are not a neutral party. We are a principal buying for our own account.
How we reach people
Because these properties usually have no active listing and no reachable owner of record, we find people the slow way — public records, probate files, and genealogy research — and then we contact them directly by text, phone, or mail to ask whether they're aware of the property and whether they'd consider selling.
